Property is a one and half storey farmhouse, which is circa 100yrs old. The house is in good condistion, but require upgrade on electrics / plumbing / heating / insulation / drainage.

Property is circa 80sqm

External drainage:
Foul drainage to be replaced and septic tank to be assessed for future use
Surface water drainage to be put in place and appropriate soakaways put in place
Remove existing Manhole Cover & fit new Manhole Cover to suit existing Manhole
All external drainage works to be done to allow for any future developments with outbuildings and so access for additional foul drainage / surface water drainage to be taken into consideration

Other external works:
Remove existing footpath and replace with new 1m concrete footpath to be constructed around the house
Remove existing RWP & SVP and replace with new RWP & SV
Remove existing gutters and downpipes and replace with new gutters and downpipes
Repair re-plaster & paint existing concrete barges where it is required.
Property to be radon tested and appropriate measure to be taken to be compliant

Electrical :
New electrics/wiring throughout in line with plans
Replace existing fuseboard
Lighting and power to be installed as per spec on plans
External power socket for back garden to be installed
Note all electrics must comply with building regulations and current standards
CAT6 cabling / wiring connections associated works required to facilitate smart home technology for heating / electrics / burglar alarm monitoring / broadband
Two outhouses to be wired.

Plumbing :
New Heating System and Boiler (Oil), radiators and plumbing throughout (Exact location of radiators to be confirmed on site prior to installation)
Existing Hot Water Cylinder to be relocated and new location to be agreed with client prior to installation
Existing water tank to be relocated and new location to be agreed with client prior to installation
Allow for all necessary fittings, new pipework, supports etc
All heating to be fed off the oil boiler.
External water pipe to be installed for back garden
Remove existing range cooker and replace with new solid fuel non boiler stove.
Install non boiler stove in front sitting room.
Outhouses to be plumbed for washing machine.

Drylining / Insulation
Plasterboard Ceiling to be removed in all rooms and replaced
Remove existing plasterboard and existing stud partition walls and re-stud in line with revised layout, plasterboard, with new render and all associated works
Remove existing internal drylining and replace with new internal insulated drylining and render and all associated works
Insert 50mm internal Isover Optima Insulation with 25mm* insulation to opening returns with rendered finish to whole existing house as shown
Fit 400m thick Rockwool insulation between rafters & ceiling joists in attic, at thermal conductivity of 0.044 W/(mk)
Remove existing render/drylining to expose original stone wall underneath (where indicated on plans) and repoint/repair stone where necessary

Windows & Doors:
All existing windows and doors to be removed and replaced
Windows type : Casement
Existing window cills to be retained


Kitchen & Downstairs showerroom area:
Remove and dispose of of existing kitchen, sanitary ware
Form new Velux Light Box through existing ceiling/roof from existing velux and all associated works and make good
Remove existing external door and all associated frames as shown and make good. Insert new blockwork and make good
Insert new walls, sanitary fittings, door and all associated frames make good
Fit kitchen and shower room as per plan
Provide separate cost for underfloor heating for this area

Finishes:
Internal doors to be hung / architrave and skirting as per spec
Flooring to be fitted on ground floor as per spec (spec TBC but quote for parquet flooring)
Bathrooms to be tiled and all sanitary ware fitted

Stairs:
Retain existing stairs (subject to checking for any woodworm issues)
Replace bannister and spindles on stairs and landing to be in line with building regulations
New storage area and shelving to be fitted under the stairs (existing doors/finish to be removed)

Velux:
Form new Velux Rooflights in Bedroom 1 / Upstairs Bathroom and upstairs landing

Fireplaces:
Sitting room – stove to be put in existing fireplace
Living area – remove current range and replace with stove
