The development will consist of:

1. A new road entrance, the roadway will continue through the site as access to the residential units, adequate car parking at front for 8 staff and visitors, Fire Tender access.

2. Alteration of main house (160sqm) and change of use from residential to offices. Requires rewiring, new heating system (oil), IT installation and office fit-out.

3. Construction of 11 short, medium and long term mixed capacity units, gated with secure fencing from front of house to rear of site to include;

Block 1, four two bedroom units X 75sqm each, three one bed units X 45sqm each
and one disabled access unit. To be built in a two storey terrace.

Block 2, three one bed units X 45sqm each, single storey terrace.

4. Detached family access unit X 30sqm with toilet and small kitchen facility

5. Conversion of garage to laundry and storage facility

External Works include;

-Removal of trees where necessary
-Foul and surface water drainage (public sewer on site)
-Surface water to discharge ground on site via soakaways
-Roadway in
-Pathway and seating areas to front of units
-Provision of children's playground X 2

The development will need to facilitate additional units in the future.

The preferred heating energy source for the residential units is Air to Water heat pumps and Photovoltaic Solar Panels.
