-HOUSE EXTENSION & RENOVATION-

Excavation and Earthworks:

Strip back soil and embankment
Excavate foundation trenches for external wall. Take in consideration neighbours boundary walls and foundations.
Deposit material of site.
Level and consolidate base of excavations.
Remove and dispose off site old front porch and excavate foundations as above for new structure.
Additional Works – Excavate bottom of garden in 2-3 meters back from extension to allow for patio area and construct small retaining wall if necessary.

Substructure to DPC level:

Set Steel in foundations A142/A393 mesh.
Concrete assumed grade 25N/N10 poured on face of foundation.
Acquire information on radon in area.
Footings – external walls, 300mm cavity block wall construction 100mm solid concrete block outer leaf, 100mm cavity and 100mm solid concrete block inner leaf. Apply same measures to front porch.
Floor construction – 100mm screed on 80mm high density insulation, on DPM on 50mm sand blinding on 250mm hardcore.

Blockwork:

Supply and lay DPC (girth 100mm).
External walls 300mm cavity block wall construction.
Supply lintels and form all door opes and window as per drawing.
Close cavity with block laid on flat.

Roof Structure:

Treated 4”X2” to be applied around inner leaf of block work.
9”X2” timber joists running from side to side elevation.
Fix ¾” WBP marine ply to external side of joists nailed/screwed at 150mm centres.
Trocol or rubber buytl membrane (20 year guarantee necessary) to be applied to roof top.
Insulate under of roof structure with 300mm of rock wool or product with similar U-Value rating.
Plaster board ceiling with ½” gyproc board and plaster finish.

Structural Steel:

Remove doors and windows at rear of house and install an RSJ to engineers specification to allow maximum uninterrupted access to new extension.

Kitchen:

Remove and dispose off site of existing kitchen, floor ware and tiles etc.
Construct utility room with 3”x2” timber stud insulated, boarded and plastered (1.75mX1.80mX2.4m). Incorporate adequate ventilation, plumbing, electrical supply and roof light (velux) as per spec.
Install all necessary first fix plumbing outlets in kitchen area to accommodate appliances and upstairs toilet services.

Living Room:

Remove doors and frames and insert new as per spec.
Fix 60mm insulate plaster board to front wall using mushroom fixing and plaster finish.
Remove fire surround and make good and presentable the fire place for installation of cast iron stove. Install cast iron stove and all relevant accessories.
Make good floor, walls and ceiling for decorating in living room.
Supply and fit skirting and architraves as recommended by the client.

Front Hall, Stairs and Landing:

Remove doors, frames, architrave, skirting, carpets, etc and make good floor, walls and ceiling by removing all embellishments for decorating.
Supply and fit new doors, architrave and skirting as per spec.
Box out and enclose fuse board inside front door.

Toilet:

Remove all existing sanitary ware, tiles and plasterboard, floor board, etc from toilet.
Expose area to bare shell and make necessary provisions for electrical and plumbing as per spec. First fix services for elec and plumbing. Re-enforce stud walls and floor with extra bridging where .
Fix 60mm insulate plaster board to back wall using mushroom fixing and plaster finish.
Make good ceiling for painting and decorating.
Hang door and architrave as per spec.
Tile walls and floor using all necessary measures to ensure no future leakage problems. (i.e. priming of plywood, tanking system at shower area, proper beading and levelling of floor and walls).

Master Bedroom:

Remove partition at right hand side of chimney to allow access to new walk in wardrobe.
Construct new stud partition as per spec to form new walk in wardrobe. Insulate partition walls and plaster finish.
Fix 60mm insulate plaster board to back wall using mushroom fixing and plaster finish. Make good existing walls and ceiling for painting and decorating.
Supply and fit new doors, architrave and skirting as per spec.

Bedroom No. 2:

Remove carpets, skirting, wardrobes etc from room.
Stud, insulate and board existing door ope.
Form new door ope as per drawing.
Fix 60mm insulate plaster board to front wall using mushroom fixing and plaster finish. Make good existing walls and ceiling for painting and decorating.
Supply and fit new doors, architrave and skirting as per spec.

Doors:

5no. doors at 2m X 750mm with door frames and architrave and matching moulded skirting.
Door Frame – 25 linear meters.
Architrave – 50 linear meters.

Windows:

Ground Floor
Front porch sliding door and glass panels.
Living room window on front elevation –
Patio door at rear elevation –
Large full length window at rear elevation –
Roof Lights in new extension –

First Floor
Large window in bedroom no. 2 –
Window in master bedroom –
Window in bathroom –

Facia, Soffit and Downpipes:

Supply and fit facia, soffit and downpipe to front elevation, back elevation and connect to existing rain water outlets. Provide price for Black, Brown and White options.

Attic:

Reinforce timber joists and create access for a proper loft ladder.
Re-insulate joists with 300mm of fibre glass.
Deck out floor in attic for storage purposes only.


Electrical :

Full re-wire of house to standard specfification.


Plumbing :

Full re-plumb of house to suit kitchen.
Standard bathroom with electric shower.
Re-plumb to standard radiator specification.
All heating to be fed off the gas fed combi-indoor boiler.
